Long-term experience investing in suitable housing solutions for the homeless and less able members of society.

THE UK HOUSING CRISIS

Over 1.2 Million Households Waiting for a Social Home

England faces a chronic shortage of social housing. Councils are spending billions on temporary accommodation while waiting lists grow year on year. The government's Affordable Homes Programme has committed over £11.5 billion to deliver tens of thousands of new affordable homes — yet demand continues to outstrip supply.

CCI Group bridges the gap between public need and private capital. We acquire, refurbish, and lease properties to approved social housing operators, creating stable homes for vulnerable people while generating long-term, government-backed income for investors.

OUR MODEL

Government-Backed Housing Investment

CCI Group has long-term experience investing in suitable housing solutions for the homeless and less able members of society. We purchase residential properties, bring them up to regulatory standard, and lease them on long-term Full Repairing and Insuring (FRI) agreements to approved housing operators and local authorities.

Our tenants are nominated by local councils fulfilling their statutory housing duties, meaning rental income is underpinned by government funding — not individual tenant affordability. This creates an asset class with near-zero void rates and predictable, inflation-linked cash flows.

We work closely with the Regulator of Social Housing to ensure every property in our portfolio meets the highest standards of safety, habitability, and compliance. Our team manages the entire lifecycle from acquisition through to ongoing asset management.

For investors, this means exposure to a defensive, socially impactful asset class with institutional-grade governance and reporting — all while helping to address one of the UK's most pressing social challenges.

Why Social Housing?

A resilient, counter-cyclical asset class backed by government funding and driven by structural undersupply.

Government-Backed Income

Rental income funded through Housing Benefit and local authority budgets, not individual tenant ability to pay.

Inflation-Linked Returns

Leases structured with annual RPI/CPI uplifts, protecting real returns over 20-25 year terms.

Near-Zero Void Rates

Structural demand means properties are continuously occupied, with council nomination agreements in place.

Counter-Cyclical Resilience

Demand for social housing increases during economic downturns, providing natural portfolio protection.

THE PROCESS

How It Works

01

Property Acquisition

We identify and acquire suitable residential properties in areas of highest social housing demand, targeting local authority priority zones and regeneration areas.

02

Refurbishment & Compliance

Every property is refurbished to meet or exceed Decent Homes Standard, EPC requirements, and Regulator of Social Housing standards before handover.

03

Local Authority Partnership

Properties are leased to approved housing operators and registered providers under long-term FRI agreements, with local authority nomination rights.

04

Long-Term Management

CCI provides ongoing asset management, compliance monitoring, and portfolio reporting, ensuring properties deliver sustained social and financial returns.
